As a buyer, you want to know what you're getting involved in. Most houses do have some minor problems, and that is to be expected. The goal of the inspection is not to tell you whether it is a good idea to buy or not to buy a house. The purpose is to give you enough information about the condition of the property so that you can make an informed choice as to what to do. For example, if something major (e.g. roof) is found to be defective or in need of replacing, the inspection can give you the ability to ask the seller to reduce the price or fix the problem. The inspection allows you, the buyer, to decide how many problems you are willing to accept with the house you are purchasing, and how much additional cost to prepare for, if you decide to purchase the home.
