There are many advantages  to getting an inspection of your house when you are the seller. Most importantly, is the time factor.  If a buyer  likes the property and makes an offer, it usually is the inspection that slows down the closing.  If a report is given to prospective buyers, it will put their minds at ease and allow them to more confidently proceed with an offer. It also saves the buyer money, which they usually are tight on, especially if they are buying their first home. A seller inspection also has the advantage of determining if anything needs attention before any buyers take a look at the property.  This gives you, the seller, a chance to correct any deficiencies so the property shows well and ultimately sells faster. 

 

Another big advantage to having an inspection, before hand, is it diffuses the ability of prospective buyers to use a home inspection to try to lower the asking price. If you know your roof is leaking and needs replacing, you can tell prospective buyers that your price is what it is because it takes into consideration the condition of the roof.  This gives prospective buyers no way to try to get a better deal, therefore, protecting your price.
